 Steamboat Springs Parade of Homes
Saturday, August 6th
10 AM to 4 PM
The 5th Annual Steamboat Springs Parade of Homes takes place on August 6th. On tour will be six residences in the Fish Creek, Downtown Steamboat and South Valley areas. This is a self guided tour, visit just one or all six, if you please. The event proceeds go to the Colorado Group Realty Charitable Foundation, benefitting local non-profits. Tickets go on sale Monday, August 1st at our downtown office at 509 Lincoln Avenue. Tickets may also be purchased event day at the tour properties or contact The Paoli Group directly.

May Market Analysis
Volume & Units Sold
- May has been our best month so far this year and units sold were the second highest.
Sales Dollar Volume was $50,417,300 and there were 137 units sold.
By Area
- The Steamboat Mountain Area continues to show the strongest sales with 24 units and $11,719,400 in dollar volume.
- Median Sales Price of the Steamboat Mountain Area was $372,500 up 6% over last month.
- May 2010, the Steamboat Mountain Area had 29 sales and $17,144,400 in dollar volume and a Median Transaction Price of
$430,000.
Interval/Fractional
- In May, there were 63 sales for a total sales volume of $3,046,700 with a Median Sales Transaction price of $34,900.
May 2010, there were 129 sales for a total sales volume of $9,343,000 with a median sales price of $45,700.
Price Points
- Residential Improved Units in May 2011 showed an improvement over the same time period of last year. In May 2010 there were only 48 and this year we had 58.
64% were $500,000 or less, compared with May 2010 of 60%
Lender Market
- Deed of Trusts recorded in May were 124 compared with May 2010 of 189.
Bank Sales
- Bank sales continue to be strong, hopefully helping to clear the bank-owned inventory.
There were 15 Bank sales in May with a Median Sales Price of $250,000.

It encompasses 6 separate schedule numbers and totals 3,397.23 AC Total Landsize. The purchaser was: Thunderhead Properties. The PPAC is $2,089.94. This land is located in the Oak Creek/Yampa Area.

- The highest PPSF sale in May 2011 is the Storm Mountain Ranch sale at $1,091.66 PSF shown in detail above.

June Market Analysis
Volume & Units Sold
- The June numbers are positive in nature, with Gross Volume up over June 2010! Although the number of transactions is a little off, this is due to a lack of Interval unit transactions.
By Area
- The mountain area sales still remain strong with 31 transactions in June. The median sales price was down in June to $306,600 but the average price was up to $531,632.
- Hayden, Oak Creek and Stagecoach also showed some strength over prior months. However, the median prices continue to decline.
Interval/Fractional
- In June, there were 20 sales for a total sales volume of $1,135,900 with the median sales price of $45,000.
- June 2010, there were 117 sales for a total sales volume of $5,373,500 with a median sales price of $27,800.
Bank Sales
- Bank Sales remain consistent with 15 again this month, representing a continued clearing of the bank-owned inventory. Sales dollar volume was $2,815,900 and the median price was $161,500.
- In June 2010 we had 2 Bank Sales with a total sales volume of $505,000.
Price Points
- Residential Improved Units in June 2011 showed an improvement over the same period of last year. In June 2010 there were only 36 units and this year we had 59. A 64% improvement!
Notable Sales over $1.5M:
- 6/6/2011 $2,900,000 Indian Meadows Subd Lot 1 aka 1055 Walton Creek Road, Comfort Inn. This commercial property is used for lodging, is 24,382 SF and was built in 1995. It has 2.44 AC Land Area. PPSF is $118.94

Highest PPSF:
- The highest PPSF for June was $1,602.56 – the South Hunt Creek Ranch sale listed above. This sale is a little unbalanced by the issue of a small structure on large acreage. So, the second highest PPSF is:
6/29/11 $949,000 Alpenglow Condo Unit R-3B, with parking Units P-12 & P19 – no street address listed – 2 Brm 2 Bath YOC 2008 with 1,697 SF Living Area. PPSF is $559.22. This is a new construction sale.
